01Scope of Work
This proposal covers the underlayment replacement and tile reset at {{client_address}} — approximately {{roof_squares}} squares of {{tile_type}}.
Tile removal
• Protect landscaping, pool, and AC equipment below work area
• Carefully remove existing tiles, palletize on roof for reinstall
• Tiles broken during removal are replaced from {{contractor_name}}'s matching-tile inventory; if an exact match is unavailable, the closest match is blended across the roof plane rather than grouped
Tear-off & deck inspection
• Tear off existing underlayment and battens
• Inspect roof deck; replace damaged sheathing up to 2 sheets at no additional cost (overages per field ticket)
• Inspect and re-nail loose decking
New underlayment & flashing
• Install {{underlayment_spec}}
• New metal valleys (painted W-valley or rolled valley per plan)
• New metal flashings at walls, chimneys, skylights, and all roof penetrations
• New pipe jacks (lead or rubber per {{client_name}}'s preference)
Tile reinstall
• Reinstall tiles per original layout with manufacturer-approved fastening (screw, nail, or foam-set per spec)
• Bird-stop or weep screed at eaves
• Hip and ridge tiles bedded in mortar or attached with approved mechanical system; color-matched mortar
Closeout
• Full broom-clean of roof and grounds
• Magnetic nail sweep
• Walk-around with {{client_name}} and warranty registration
