01Scope of Work
This service agreement covers {{system_count}} HVAC system(s) at {{client_address}} under {{contractor_name}}'s {{contract_tier}} maintenance program.
Included services (performed twice annually):
• **Spring cooling tune-up** (typically scheduled April–May):
• Inspect and clean outdoor condenser coil
• Inspect and clean indoor evaporator coil (accessible surfaces)
• Check refrigerant charge and system pressures
• Tighten electrical connections, check capacitor, contactor
• Verify thermostat operation and calibration
• Inspect condensate drain and treat with algaecide tablet
• Replace standard 1" air filter (premium filters at additional cost)
• **Fall heating tune-up** (typically October–November):
• Inspect and clean heat exchanger (gas furnace) or refrigerant reversing valve (heat pump)
• Verify combustion and flue draft (gas furnace)
• Test safeties, limit switches, flame sensor, igniter
• Check duct temperatures and airflow
• Inspect return air filter and replace if due
• Verify carbon monoxide detector operation (recommend replacement if over 7 years old)
