Each visit includes (30–45 minutes):
Interior check
• Walk through all rooms; verify no leaks, water damage, or visible issues
• Check HVAC operation (cycle briefly if thermostat is on)
• Run water at all faucets briefly to prevent traps from drying
• Flush all toilets
• Check refrigerator temperature (if running)
• Check for pest activity (droppings, insects)
• Check sump pump operation (if applicable)
• Verify hot water heater pilot or heating element function
Exterior check
• Walk perimeter; check doors and windows locked
• Check for vandalism, storm damage, or unauthorized entry
• Check roof condition from ground level (binoculars if needed)
• Check for pest entry points
• Verify mail/package accumulation (forward per client instructions)
• Check irrigation operation briefly
• Photograph any concerns
Report
• Written summary emailed within 24 hours of visit
• 5–10 photos of key areas and any concerns
• Alert if any issues require immediate attention (owner notified same-day)
Emergency response
• Available 24/7 for weather events, alarms, or urgent issues
• After-hours response billed at $75/hour plus standard materials
• Property owner authorizes {{contractor_name}} to take reasonable protective measures (mitigate flooding, secure broken window) up to $500 without pre-approval
Add-on services (on request, billable separately):
• Snow removal
• Mail pickup and forwarding
• Plant watering and maid service
• Meet contractors, cleaners, or delivery

• Run vehicles
