01Scope of Work
This proposal covers a complete tear-off and reroof of the asphalt shingle roof at {{client_address}} — approximately {{roof_squares}} squares at a {{roof_pitch}} pitch.
Tear-off & prep
• Protect landscaping, AC condensers, and vehicles with tarps and plywood
• Tear off {{layer_count}} layer(s) of existing roofing down to sheathing
• Haul-off to dumpster on-site; all debris disposed per local regulations
• Inspect roof deck; replace damaged OSB/plywood sheathing up to 2 sheets (4x8) at no additional cost; additional sheathing billed at the per-sheet rate stated below
• Re-nail loose sheathing per IRC R905 high-wind requirements
Underlayment & flashing
• Install ice-and-water shield at eaves, valleys, and around all penetrations (minimum 3 feet up-slope from the interior warm wall in cold climates)
• Install synthetic underlayment across the remaining roof field
• Drip edge at eaves and rakes (color-matched)
• Step flashing at all wall intersections; counter-flashing cut into masonry where applicable
• New pipe boots, roof jacks, and bathroom/kitchen vent boots
Shingle install
• Install {{shingle_product}} per manufacturer specifications, 6-nail pattern for high-wind warranty
• Ridge cap with matching product
• Continuous ridge vent where compatible with existing attic ventilation plan; add gable or static vents as needed to meet 1:150 NFVA ratio
Closeout
• Magnetic nail sweep of yard and driveway (two passes)
• Final walk-around with {{client_name}}
• Submit manufacturer warranty registration
