01Scope of Work
This proposal covers a complete renovation of the bathroom at {{client_address}} — approximately {{bath_sqft}} sq ft.
Phase 1 — Demo & rough-in
• Demo and haul-off of existing tile, drywall, vanity, toilet, tub/shower surround, and fixtures
• Remove existing plumbing fixtures (shutoff valves, p-traps, supply lines) and cap for rough-in
• Rough plumbing: relocate or extend supply/drain as needed for new layout ({{layout_changes}})
• Rough electrical: GFCI-protected circuits at vanity and shower zones per NEC; exhaust fan circuit
• Install cement board or waterproof backer on all wet-zone walls to shower curb height +6 inches
• Apply waterproof membrane (Schluter Kerdi or equal) to shower floor and pan; flood test prior to tile
Phase 2 — Tile & shower
• Install {{shower_type}}
• Install tile per selections: {{tile_selections}}
• All grout joints filled and sealed; silicone at all inside corners and transitions per tile industry standards (TCNA)
• Install shower valve body, integral diverter where applicable; temperature limit stop set per code
• Install shower niche(s) per plan (one standard 12×24 niche included; additional by Change Order)
Phase 3 — Vanity, fixtures & finish work
• Install {{vanity_scope}}
• Install countertop and undermount sink(s) (template and cutout included)
• Finish plumbing: faucet, p-trap, shutoff valves, drain
• Install toilet (owner-supplied or standard contractor-supplied — noted in Pricing)
• Install exhaust fan (owner-supplied or standard — noted in Pricing)
• Install vanity light, mirror, and accessories per selections
• Paint walls and ceiling (color per owner selections)
• Install door hardware if replaced
Phase 4 — Punch & closeout
• Caulk and grout touch-up
• Walk-through with {{client_name}}; punchlist completed within 5 business days
• Final clean including inside of vanity cabinet
